Although there are more homes for sale in both Frisco and Prosper Texas now, than a year ago, the number of homes for sale is still lagging well behind pre-pandemic levels.

With few sellers willing to trade their 3% mortgage for a new one at 6.5%, potential home buyers have increasingly turned to new construction.

New home sales jumped almost 10% in March, the strongest monthly gain since March of last year and the fourth straight month of increasing sales.

In this blog post, I’m going to let you know which builders are currently offering the best incentives and provide an update on some of the most popular new home communities in Frisco and Prosper. I’ll also share the latest information available on the new Fields Community in Frisco.


Builder Incentives


As mortgage rates rose, and sales slowed, in the second half of 2022, the new home builders were quick to introduce incentives in an effort to keep sales moving.


Although price reductions did occur, the incentives were mainly financial in nature in the form of mortgage rate buydowns.


Although there aren’t as many incentives being offered now that sales have improved, there are still incentives available. Here are some of the best incentives currently being offered;


Highland Homes are offering $15,000 towards a mortgage rate buydown on all contracts executed before June 30th along with an offer to refinance your home without lender fees in 2024 as mortgage rates are widely expected to fall.


Taylor Morrison is offering discounted mortgage rates of 3.49% in year 1, 4.49% in year 2, and 5.49% for years 3 thru 30 along with plus a $20,000 price reduction on all quick move-in homes.


First Texas Homes are offering up to $20,000 in financial incentives plus a $3,000 Nebraska Furniture Mark gift card on quick move-in homes.


Meritage Homes are offered $10,000 towards a mortgage rate buydown.


Toll Brothers are offered a 30-year fixed rate mortgage at 4.99% on select quick move-in homes.

Other incentives are available but vary from community to community.

Popular New Home Communities


Lexington Frisco


The expansion of Lexington is currently being built on the west side of Coit Rd. Currently, Landon Homes and Toll Brothers are the two builders.


Landon is building a variety of different homes on 37’, 41’, 55’, 64’, and 74’ lots.


The 55’ lots have a new phase being released soon while the Estates on the 64’ lots are currently sold out.


Toll Brothers are building a small collection of homes in the community and as of this writing only have 1 home remaining.

The Grove Frisco


The first phase of the highly popular Grove Community is approaching build-out. The second phase, which will be located north of Main St., is now been graded and construction is expected to begin next year.


Currently, there are townhomes, 40’, and 55’ homesites available in phase 1 of The Grove.


Townhomes are being built by CB Jeni, American Legend and Shaddock are building on the 40’ rear garage homesites, and American Legend and Highland Homes are building on the 55’ homesites.

Windsong Ranch - Prosper


Windsong Ranch is one of the most popular master-planned communities in the area best known for its walking trails and Lagoon.


From townhomes to large estate-sized homes Windsong has it all. The vast majority of the building is now taking place on the north side of the community.


There are still plenty of new home options available in Windsong along with a few quick move-in homes.

Star Trail - Prosper


Star Trail is an upscale master-planned community in Prosper featuring some of the area's best builders. If you are looking for a larger home on a larger lot then this is the community for you.


American Legend is currently building homes on 55’ and 65’ homesites.


Britton Homes are building on 76’ homesites.


Highland Homes are building on 55’, 65’, 76’, and 85’ homesites.


Toll Brothers are building on 86’ homesites.


Coventry Homes are building on 60’ and 70’ homesites.


New Homes For Sale in Star Trail



Fields Community - Frisco


Fields is the most anticipated new community in Frisco. The $10 billion-plus development on over 2,500 acres is home to The PGA of America, has 2 world-class golf courses, the Omni Resort Frisco, Universal Kids Frisco, and Fields West will be home to a variety of shops, restaurants, and a Ritz-Carlton hotel.


The first residential neighborhood to be built is Brookside South and the first models should be open in May/June 2023.


The builders include Taylor Morrison, Shaddock, Olivia Clarke, Britton Homes, Huntington Homes, and Toll Brothers.


Lot sizes will range from 40’ to 60’ and although not all pricing has been released as of yet, I do know homes in Brookside South will range from mid $700s to over $2 million.
