If you’ve been watching the market over the past several months, you might assume the best new construction opportunities came and went at the end of last year.
That’s what many buyers believe.
But the reality in Frisco and Prosper right now is more nuanced.
Yes, there are fewer heavily discounted quick move-in homes than there were in the fall. Sales activity picked up late last year and again briefly when mortgage rates dipped in early January.
But that doesn’t mean the opportunities are gone.
In fact, some of them are quietly getting better.
A Real-World Example
Recently, I came across a home that had already been reduced by more than $150,000 in an effort to get it sold before year-end.
It didn’t sell.
Now, the builder is willing to negotiate even further—creating an additional opportunity of roughly $75,000 in savings.
This isn’t happening everywhere. But it is happening.
And if you’re not looking closely, you might miss it.
Why Buyers Still Have Leverage
Builders don’t like carrying finished inventory.
When a home is complete and sitting unsold, there are holding costs, opportunity costs, and pressure to keep sales momentum moving.
Even though the market isn’t as incentive-heavy as it was late last year, certain situations still give buyers leverage — especially on homes that:
Missed year-end targets
Have been sitting for 60+ days
Were originally priced aggressively
In some cases, we’re also seeing long-term fixed rate financing incentives return — including options in the 4.99% range.
That can dramatically change the monthly payment compared to buying at current market rates.
The Key: Knowing Where to Look
The biggest mistake buyers make right now is assuming:
“If I didn’t buy in November or December, I missed it.”
That’s not true.
The deals are simply more selective.
They aren’t always obvious online.
They aren’t always advertised.
And they aren’t always available without negotiation.
That’s where strategy matters.
