If you’ve been keeping an eye on Brookside North in Fields Frisco, there have been some meaningful changes in recent months.
Not long ago, I recorded a full breakdown of this luxury community, explaining the three home series available — the 50', 60', and 70' homes — and what made Brookside North one of the most desirable communities in Frisco.

The 50' Series: Only Two Lots Remaining
The 50' homesites, known as the Select Series, represent the entry point into Brookside North.
These homes:
Range from approximately 3,350 to 3,500 square feet
Start around $1.2 million
Are located within walking distance of amenities and trails
Are served by top-rated Frisco ISD
Brookside North has been extremely popular with buyers, and as a result there are now only two 50' lots remaining.
Once those lots are sold, there will not be another release of 50' homesites for at least a year.
What that effectively means is the entry price into Brookside North will likely increase once this series sells out, simply because the next available homes will be in larger lot series.
The 60' Series: Larger Lots and Premium Positioning
The next tier in Brookside North is the 60' Prestige Series, with homes starting around $1.6 million.
These homes typically range from about:
3,963 to 4,661 square feet
The current phase includes some of the largest and deepest 60' lots in the community.
While they maintain the same 60-foot width, many of these homesites are significantly deeper than those that will be released later.
There are currently about 10 lots remaining in this phase before the next section of the community opens.
Once the next phase is released, access will shift toward Legacy Drive, and as is common in master-planned communities, later phases often come with higher pricing as amenities and surrounding development continue to mature.
The 70' Series: Luxury Demand Remains Strong
At the top of the community is the 70' Reserve Series, with homes ranging from approximately:
4,400 to over 5,200 square feet
Starting around $2 million
Despite the price point, demand remains very strong.
Sales in this series are currently averaging one to two homes per month, which is impressive for homes at this level.
This ongoing demand reflects the broader appeal of the Fields development and the Frisco luxury market overall.
The Preserve: A Luxury Corridor
Another factor that reinforces the positioning of Brookside North is its location directly across from The Preserve, a gated section of Fields.
Homes in The Preserve range from approximately:
$3 million to over $20 million.
When a community like Brookside North sits adjacent to ultra-luxury homes, it helps establish a long-term luxury corridor, which can benefit homeowners over time.
Buying into a community surrounded by larger and more expensive homes often strengthens long-term value.
A Quick Move-In Opportunity
For buyers who prefer not to wait through the full construction timeline, there is currently one inventory home available in the 60' series.

Nearly 4,500 square feet

The home is currently priced just under $1.9 million and is scheduled for completion around June.

Mortgage Rates and Buyer Confidence
Another factor influencing the market recently is that mortgage rates briefly dipped below 6%.
When rates cross a psychological threshold like that, buyer confidence often improves.
That doesn’t necessarily mean buyers need to rush, but it does tend to increase activity in communities where supply is already tightening, such as Brookside North.
Final Thoughts
When you look at the full picture in Brookside North today:
The 50' series is nearly sold out
The 60' series currently has its largest lots available
The 70' luxury homes continue selling steadily
Those dynamics can gradually shift the leverage conversation in the market.
