1) Make Potential Buyers Feel at Home

It is very difficult for many potential homebuyers to see themselves living in your home while it’s full of “you”. Go ahead and pack away sentimental belongings, personal photos, the kid’s trophies, kitchen gadgets, etc. Anything that you don’t use, or need, on a day-to-day basis. Taking the time to declutter and make the space more tidy and neutral makes it easier for a buyer to picture themselves living there. Go ahead and store your packed boxes in the garage or a closet. While not suggesting you have to stage your home like a reality TV show, or new model home, utilizing a professional stager to help repurpose the space can make a world of difference. According to the 2021 Profile of Home Staging;

“82% of buyers’ agents said staging a home made it easier for a buyer to visualize the property as a future home.”

While this might seem like a no-brainer for most of us, I can’t tell you how many times my team has shown a home with laundry strewn across a bedroom floor, overflowing trash cans in the kitchen, glasses and magazines left on coffee tables, and overgrown grass and vegetation in the front yard.

If you’ve followed tip one and taken the time to declutter, take the time to keep your house as neat and tidy as possible. If you have showings scheduled be sure to wash the dishes, make the beds, and put the toys away. Also, make sure your home smells clean and fresh as well. If nothing else, potential buyers will definitely remember the smell of your house.

3) Make Sure Buyers Have Access

With the market as competitive as it is currently, buyers will be anxious to make an appointment to see your home as soon as possible. While there is nothing wrong with not allowing showings before, or after, a certain time of the day, try and make sure your home available for showings as often as possible.

The more buyers that see your home the more offers you are likely to receive. One good option, if your home goes on the market on Friday is to plan on being away as much as possible that first weekend to maximize showing opportunities. The good news is that you probably won’t have to be inconvenienced by showings for very long!

4) Price Your Home Correctly

How do you do that when homes are sometimes selling for tens of thousands of dollars above list price? Truth is, even in a strong sellers’ market, it’s important to set the correct initial list price in order to maximize the selling potential. Ultimately, the sales price will be determined by the market, not what you list the property for. Shooting for the moon and listing your home too high can actually backfire and be detrimental to the sale. Your goal should be to attract the maximum amount of attention from competing buyers and let a bidding war push the final sales price up.
