You’ve heard it before: location, location, location. But in a hot market like Frisco or Prosper, it’s easy to overlook just how critical that really is.

Over the past few years, buyers have snapped up homes in nearly every condition and location. But now that the market is normalizing, homes in less-than-ideal locations are sitting longer and selling for less—often 10% below their neighbors.

In this post, I’ll walk you through five types of home locations to avoid—plus a bonus one that surprises a lot of buyers. These red flags apply here in North Texas, but honestly, they’re worth watching for no matter where you're buying.

1. Homes Near High-Voltage Power Lines

Even if a home doesn’t sit directly beneath them, just being adjacent to high-voltage power lines can cause resale issues.

  • Perception is everything. Many buyers are uncomfortable with the idea of electromagnetic fields—even if the risks are still debated.

  • Aesthetics matter. Huge towers and black cables overhead don’t exactly create a serene backyard setting.

These homes often sell at a discount and sit on the market longer, even in competitive markets.

2. Homes Backing Busy Roads or Railway Tracks

Noise, traffic, and lack of privacy are big red flags. I’ve seen countless buyers fall in love with a home online only to drive up, hear the traffic noise, and leave immediately.

Even upgraded windows can’t fix the problem when you open a window or step outside. And yes, some trains run through Frisco at 3 a.m. Not exactly the peaceful vibe most people want.

3. Homes Next to Cemeteries

Some people don’t mind a cemetery view. Some even find it peaceful. But for many buyers, it’s an immediate no.

  • Superstitions, cultural traditions, and personal beliefs all play a role.

  • It shrinks your potential buyer pool when it comes time to resell.

📍 Local Example: One section of Windsong Ranch in Prosper sits near a small cemetery—and that section consistently has more price reductions and builder incentives than any other.

4. Homes Near Industrial or Commercial Property

Not all commercial property is bad. In fact, walkability to coffee shops and restaurants can add value. But proximity to gas stations, auto shops, warehouses, or even grocery stores? That’s another story.

  • Concerns over nighttime deliveries, odors, and safety can drive down value.

  • If the home backs to an open field, be sure to check zoning. That greenbelt might not stay green forever.

⚠️ Also consider wind direction—living downwind from a cement plant or dairy farm can bring more than just lower prices. Think dust and odor.

5. Homes with Drainage Issues or in Flood Zones

Texas rainstorms aren’t gentle. Drainage matters—big time.

  • Look for signs of standing water in the yard, especially near retaining walls or sloped lots.

  • Foundation cracks or soggy areas during dry months are huge red flags.

  • Don’t forget: Flood insurance can add hundreds to your monthly payment.

Bonus: Homes with Irregular or Awkward Lot Shapes

Triangular, flag lots, or narrow wedges in cul-de-sacs might look okay on paper, but...

  • They often lack privacy

  • They’re harder to build on or improve

  • And they just feel “off” to many buyers

That said, unique lots can work with the right vision and budget—but most buyers aren’t looking to design a terraced yard and custom pool.

Bottom Line

When the market’s hot, homes in these locations will still sell. But when things slow down, they’re the first to sit and the hardest to move. Even if the house is stunning, these location issues can cost you tens of thousands when it’s time to sell.

I'm not saying you should never buy one of these homes—but you should go in with eyes wide open. If you’re buying at a discount and plan to stay long-term, it might make sense. Just know what you're getting into.
