We all know that spring is traditionally the busiest time of the year for the real estate market, but if you've been thinking about putting your home up for sale, does it matter which week during the spring you actually list it?

The answer is yes!

According to Realtor.com, there is one week that’s projected to be better than the others and it is fast approaching!

In this blog post, I'm going share what that week is and let you know which upgrades, or improvements, are most commonly done before listing your home for sale.

After the craziness of the past couple of years, we are starting to see some normalcy return to the real estate market this year.

Before you get too excited, don’t think some normalcy is the same thing as back to normal😀

Believe it or not, we are starting to see a return of multiple offers, but aren’t seeing the crazy bidding wars. As mortgage rates have started to retreat from their recent highs we’ve seen buyer demand, which has been fairly resilient, increase but the truth is there are simply still not enough homes for sale.

Best Week to List Your Home For Sale

Traditionally, spring is when real estate activity is at its highest, and more listings come on the market than at any other time of the year.

The goal of most sellers is to sell for the highest possible price in the shortest amount of time and according to the experts at realtor.com the optimal conditions to achieve that will occur between April 16th and April 22nd;

Home sellers on the fence waiting for that perfect moment to sell should start preparations because the best time to list a home in 2023 is approaching quickly. The week of April 16-22 is expected to have the ideal balance of housing market conditions that favor home sellers, more so than any other week in the year.

This estimate is made by looking at the seasonal trends of the past few years.

The best way to track market activity is with my Weekly Market Report. At the top of each report is the Market Activity Index. Think of this index as a speedometer of the local market as it tracks buyer activity compared to the number of homes for sale.

The farther to the right this needle goes, the better the market is for home sellers. This index was at 38 in early January and has been increasing every week since then. For perspective, last April the reading was 100.

By subscribing to my Weekly Market Report (it covers every city and zip code) you can see “at a glance” if the market is heating up or cooling down.

Even though the number of homes for sale remains low, homes in the best overall condition are still the ones that sell for the highest price in the shortest amount of time.
