Builders like American Legend and Highland Homes are maintaining their pricing strategies despite the market shifts. They’re selling homes off waitlists, and while they’ve paused on monthly price hikes, don’t expect to walk in and negotiate a significant discount. The deals here are few and far between, mainly limited to incentives at the design center rather than outright price reductions.

Lexington: Price Increases on the Horizon

Lexington tells a similar story. While there may be occasional deals on entry-level homes, you’re not going to find many price reductions on to-be-built homes by either Landon Homes or Toll Brothers. While some discounts can be found on south facing lots in the 74’ series by Landon Homes, price increases are scheduled for the next phase release. The bottom line? Don’t expect widespread discounts here, though there are some incentives if you know where to look.

The Fields: Deals on Standing Inventory—But Act Fast

In the The Fields community, we do see some price flexibility, but only on standing inventory homes that are move-in ready. Builders like Huntington Homes are offering incentives, such as $20,000 towards closing costs or design center upgrades, but that only increases to $25,000 for inventory homes. If you're eyeing a new build, be prepared to pay full price, as these homes are selling well without the need for discounts.
