Drive around Frisco right now and it can feel like the entire city is under construction, because it kind of is. There is a wave of projects going in that will reshape what it is like to live here, and what homes are worth. One just opened this summer. Another, when it is finished, will be bigger than Central Park in New York. Here is everything being built in Frisco right now, and why it matters whether you already own here or you are thinking about moving.
Why This Matters, Not Just What's Cool
Every one of these projects is a reason more people will want to live in Frisco, and demand is what drives home values over time. So as we go through them, keep that in mind: this is not just a list of fun things coming to town, it is a map of where the growth, and the demand, is heading.
Fields: The Development That Started It All
A lot of what is coming sits inside one enormous master-planned development called Fields, essentially a city within the city. The first piece of it, and the part that put Frisco on the national map, is the PGA of America headquarters and the Omni PGA Resort, both up and running inside Fields. Landing the home of American golf here is what pulled this entire wave of development north.
Universal Kids Resort (Now Open)
The one with timing you cannot ignore is already here: Universal Kids Resort opened to the public on July 1, 2026. It is Universal's very first theme park built specifically for younger kids, with themed lands around characters like SpongeBob, the Minions, Shrek, and Jurassic World, plus a 300-room themed hotel at the entrance. A destination like that in your own backyard changes a city, it brings visitors, jobs, and a level of national attention most suburbs never get.
Fields West
Fields West is the one I would really pay attention to. It is a brand-new urban village going up along the Dallas North Tollway, bringing together shopping, dining, entertainment, upscale living, and premium office space, with a first phase planned to open in 2027. The confirmed names tell you exactly who it is for:
- The Ritz-Carlton
- Bloomies by Bloomingdale's
- Crate & Barrel and Pottery Barn
- Mastro's Steakhouse (their first North Texas location, slated for fall 2027)
- 60 Vines and Mexican Sugar
That is a level of retail and dining Frisco has not had before. If Fields West does for this area what Legacy West did for Plano, the homes around it are sitting in a very good spot.
Grand Park: Bigger Than Central Park
Over a thousand acres of trails, ponds, and green space right in the middle of the city. Construction is underway on the first phase now. A park on that scale is the kind of centerpiece that defines a city for generations, and it is being built right here.
The Star, Hall Park & Firefly Park
Frisco also has a cluster of mixed-use districts that most cities would love to have even one of:
- The Star is the Dallas Cowboys' world headquarters, a 91-acre district, but it is far more than football. It is also home to the headquarters of Keurig Dr Pepper, a Baylor Scott & White sports medicine center, luxury residences, the Ford Center, and an Omni hotel, a true live-work-play hub.
- Hall Park, directly south of The Star, is a $7 billion district along the Tollway in the middle of a major expansion, adding new offices, a hotel, and its own signature park.
- Firefly Park, opening in phases through fall 2027, is a walkable village built around a central park. Its homes are condos and townhomes rather than single-family, alongside a hotel, offices, retail, and a 3,000-seat amphitheater.
And remember, this is a city already home to three professional sports teams, FC Dallas, the Dallas Cowboys, and the Dallas Stars. That is not normal for a suburb, and it is a big part of why people keep moving here.
What This Means for Buyers and Owners
If you already own in Frisco, this pipeline of development is one of the biggest reasons I would feel good about your long-term equity here, even in a flatter market. If you are thinking about buying, the areas closest to these projects are where I would be paying the most attention, because that is where demand will concentrate. All this growth also means traffic and construction in the meantime, so it is a tradeoff, just one I think tilts strongly in Frisco's favor.
